I have been an agent for over 10 years.  I live east of A1A in S. Jax Beach, FL and have since 1989.  I like helping customers, firends and family, I am mostly retired.  I am not busy but I have a numbers mind and enjoy running the numbers with buyers and sellers.  If I am your agent, I can easily walk you thru the real estate transactions and enjoy doing so. 

I am trying to discount my commission to keep me busy.  I will remain full service.  My brokerage, United Real Estate Gallery is not a discount brokerage and really didn't want me to do alot of social media marketing for my discount rates.  Brokers and owners don't want the general public to think less of the brokerage so broker/owner suggest I do my thing thru post cards, mailings, and educate my customers that my discount rate only applies to me and how I like to help folks while I am retired.

I can easily set you up to recieve all the homes with your search criteria to come directly to your email.  Or, if you find the home you want to look at, I can make it happen.  Every agent, under new rules from 2025, has to create a 'showing agreement' prior to me opening the door to any listings you want to see.  This is a requirement we can't skip.  This showing agreement gives you and I a chance to negotiate the commission that I get paid at closing.  Many sellers pay me directly from closing, but they don't have too. 

My promise to you, my commission to you will be discounted similar to the listing commissions from the top of this page.

I need to get more technical than I am comfortable, but I just want to explain the new rule and what I can do for you, on top of being a full service REALTOR®.

Today, the seller hires a listing agent and in their agreement, they agree to the listing agent's commission.  The seller and list agent have a choice and may or may not set the buyer's agent commision.  The new way of doing business, this gives you, the buyer a chance to negotiatie the commission that is paid the buyer's agent. I will call this a 'showing agreement'.  We can do this for all the homes we go see in a time period or we can do this daily for each address as we go see.  I typically use the 'showing agreement' per day of showing listing all the addresses we see.  If you not purchase anything we see, I get zero dollars.  

Now I will give an example of how this works.  These commisisons are not real, but only used as an example. 

EXAMPLE:  The seller and the seller agent contract in a listing agreement to pay the seller agent, x and to pay the buyer agent zero, 1%, 2%, 3%, or more %. All commissions are negotionable all the time.

New Rule:  The buyer and the buyer's agent must sign a 'showing agreement' for the buyer to negotiate the buyer's agent commission prior to agent opening the door to go inside to view a home on the market.  On this showing agreement, if the buyer's commission agreed by the buyer is less than the seller's offer to pay, then the lower commission is fixed for the buyer's agent.  If the buyer's commission agreed on by the buyer is more than the seller is willing or contracted to pay, then the difference is paid by the seller. 

NO MONEY is earned unless the home is purchased and transfer ownership is closed by the title company.  Being a United Real Estate Agent, there is never a charge for showng houses.  As a buyer's agent, I only get paid at closing.  We have more rules, but the major theme is all commission are negotionable and now the buyers have a the right to negotiate their buyer's agent commisison.  An important point, once the 'showing agreement' is signed, if the buyer doesn't buy today but buys 2 or 3 months down the road, the buyer's agent is still entitled to the commision as per the 'showing agreement'. If the buyer's agent isn't professional, fails to perform or the buyer's agent proves to be unehtical, the showing agreement can be voided.

I am a retired software developer of 30 years that started with CSX Technoligies and ended with FL Blue (Blue Cross, Blue Shield of FL).  I have always worked in the Corpoarate Finance areas of the railroad, insurance, banking, and credit card companies. This experience helps describe why numbers are easy with me. When I retired from my 30 year IT career, I grew bored walking the beach and became a real estate agent.  Today, I love retirement, but also am very experienced in helping my real estate customers in the sales transaction.  My Florida Licience is Active and the area I like to work with in in North East Florida.  With my Florida licience, I can work with any property in Florida, but am most confident in North East Florida properties and feel it is more ethical to be your representive for homes in my area.

Final Notes

So, my offer for a discounted rate is really true and my promise of ethical full service is also true and not just marketing words.  

Remember, UNITED REAL ESTATE GALLERY is not a discounted broker and my owners made me pull my social media marketing when I was using paid social media ads.  We have 450 agents across the area and they allow me to operate independantly, the brokerage wanted to protect their other agents and the brokerage as a whole.  I was told, they would not control my discounting.  That is why this is being marketed by email, post cards with QR code to describe my offer of discount.

On a million dollar home, instead of paying $50,000 (5%) to listing agent and buying agent or $25,000 (2.5%) for the list agent, with me using 1%, or $10,000 with full service will irriate all other agents in town!  I will still pay for premium photograpy up to $1,000 for that $1,000,000 listing.  I will still market your home more than most agents.  My IT background allows me to do alot of the marketing myself instead of paying for expensive markeing by third party companies.  

CALL ME, Leave a mesage if I don't pick up.  Robo calls ruin my cell phone experience and many times I wait for a recored message over 4 secounds to even worry about who called.  Lets me save some you some serious money.
